Nice article. Contracts to purchase a home are different from area to area, and in some cases from broker to broker. If they are using the standard Burlington County contract, home inspections take place after the contract has been signed by both parties and they are out of attorney review. (unless its an As-is sale in which case they usually have to perform inspections prior to the agreement) Under the standard agreement, there is a 10 day window to have all inspections completed. Buyers do have the option to wave the home inspections, but a buyer would be taking on a lot of risk if they did. Within the contract the seller has agreed to make sure all the main systems of the home are in good working order (cosmetics excluded). If any issues/defects are found, a repair request is given to the sellers and they need to repair them. If they won’t, buyers have the option canceling the contract. Needless to say, home inspections can play an extremely important role in protecting the buyer from potential problems and large expenses once they take ownership.
